Minsk average rental price of apartments has increased by 20%. This was reported to Telegraf in the private republic unitary enterprise "Ekspressnedvizhimost. "Rent has not depreciated due to the currency crisis, just the opposite. If one-bedroom apartment has previously cost $250, its price is now $300. There are people who want $300 and that's it," said the agency.

«In general, payment is beyond the scope of our contracts. Flat rent is implemented in rubles because of problems with the currency. The rates are differently used: Br3, Br8 thousand, but mostly Br4 — 4.5 thousand. If a foreigner rents an apartment, there are no problems then, because they bring foreign currency with them,» reported in «Ekspressnedvizhimost.»

Only SOEs Demise at National Bank’s Exchange Rate, Real Estate Agencies

At the same time the companies «Tvoya Stolitsa» and «Yurvest» inform that the rental price has, on the contrary, decreased. «We offer our customers to calculate the new prices as follows: to multiply the old price by the old rate of Br3.100 and then to divide the resulting sum by the new Br4.500 rate. We get a sum of about $150. As a result, the average one-bedroom apartment can be rented for $180-200 despite the fact that it would earlier cost $250,» reported in the «Tvoya Stolitsa.»

In general, apartment prices have fallen, but some people just cannot set lower prices, because they are paying off their loans themselves. Only industrial premises and offices are now renting at the National Bank exchange rate. What is more, only state-owned enterprises, because they have no choice. But they, looking for all sorts of tricks in the laws, use all sorts of multiplying factors,» noted in «Yurvest.»

Apartments’ Booking in New Buildings Suspended, «Tvoya Stolitsa»

According to «Tvoya Stolitsa,» reservation of apartments in new buildings has been suspended. «Only one builder — «Cascade» provides such an opportunity by calculating in Belarusian rubles at the National Bank exchange rate plus 40%. The result is roughly the same, which is Br4-4.5 thousand,» emphasized in the company.

«As for the price of secondary housing market, one-bedroom apartment on the first floor can be bought for $1.450 per square meter at the National Bank exchange rate plus 40%, while on the second — $1.490. If people want to buy an apartment in installments for five months, then they will have to pay $1.480 at the rate of NB plus 30% for an apartment on the first floor, on the second — $1.520,» told in «Tvoya Stolitsa.»

«In principle, new prices went up last summer due to the cost of building materials. Those willing to sell an apartment in the secondary housing market are forced to yield and reduce their cost. Otherwise, they simply leave the market,» stressed in the company.
