Minsk Secondary Market, Housing Falls in Price by 8% Per Month

Chairman of Belarusian Society of Valuers (BSV), Nikolai Trifonov, said that the average price of housing on the capital's secondary market fell by 8%, at the beginning of March, this year, and on March 26, amounted to about 1.46 thousand dollars per square meter. "Since the beginning of spring, secondary housing market became more brisk in Minsk", Nikolai Trifonov said.

According to the BSV head, generally, «there were nearly double increase of offers for flat’s sale in March then in late January, this year, when there was minimal activity on the secondary housing market».
 
«Tendency of prices increasing was observed over three consecutive months, so far. The happened decrease was rather dramatic, we have actually returned to the pre-New Year cost of the secondary housing», BelTA quotes the words of Nikolai Trifonov.
 
The expert found it difficult to say what would happen next and whether the secondary housing continues to fall in price. «It will be possible to assert about such a tendency only after some time pasts», the chairman of Belarusian Society of Valuers said.
 
According to BSV, the average bid price on the capital’s secondary housing market in January of this year was fluctuating around 1.54 thousand dollars, plus or minus $ 23 per square meter, in February, the fluctuations corridor was 1.54 thousand dollars, plus or minus 15 dollars per square meter.
 
According to BSV data, last year’s fall in prices on Minsk secondary housing market was most sizeable for the last nine years. According to Belarusian Society of Valuers’ information, average bid price on the secondary housing market reached its minimum in September 2009 and amounted to 1.33 thousand dollars per square meter, fell by 33% comparing with the beginning of 2009.
